What a rent register app for landlords should do

A rent register app for landlords should show, every month, who has paid, who owes and which room is empty, without you adding it up. MJX Rent, an Android app from MJX Technologies, does that on your phone, sends receipts and reminders from your own WhatsApp, and is free for up to 5 rooms.

Most small landlords in India keep this in a notebook or a diary. It works until there are rooms in two buildings, a renter who paid part in cash and part by UPI, an electricity reading to add, and a deposit nobody wrote down.

For each renter, a rent register needs the room, the monthly rent, the deposit taken and the day of the month the rent is due. Against that it needs every payment with its date and how it was paid — cash, UPI or bank — and any electricity or water charge added on top.

It also needs the papers: the rent agreement, when it ends, and the documents the renter gave you when they moved in. And it needs the rooms that are empty, because an empty room is the one entry a paper register never shows.

How to set up MJX Rent, step by step

Keep your old register open beside you while you set up; everything in it has a place in the app.

1. Install MJX Rent from the Play Store on your Android phone.
2. Sign up with your mobile number and choose a 4-digit PIN.
3. Add your property — its name, the city and all its rooms at once. A room can be a room, a flat or a shop, each with its own rent.
4. Add your other properties the same way, whether they are in the same city or in different ones.
5. Add the renter in each occupied room, with the rent, the deposit and the day the rent is due.
6. Add the rent agreement and the renter’s documents to their record as you go.

How to record rent and send a receipt on WhatsApp

When a renter pays, record it as cash, UPI or bank. The money comes straight to you. MJX Rent records the payment; it does not collect it or hold it, and nothing passes through MJX on the way.

Once the payment is recorded, the receipt is written for you and opens in your own WhatsApp, ready to send. The renter gets it from your number, in the chat you already have with them.

Send it on the day the money arrives. A receipt in the chat settles the question of whether a month was paid before anyone has to ask it, and both of you can find it again by scrolling up.

If you record a payment wrongly, it is undone rather than deleted. Nothing in MJX Rent is ever erased, so the record always adds up.

How to see who has paid, who owes and which room is empty

Each property has its month at a glance: money received, money due, the renters who are late and the rooms with no renter. That one screen replaces the monthly round of the notebook and the calculator.

For a late renter, the reminder is written the same way as a receipt and opens in your WhatsApp. It comes with a UPI QR for the exact amount, so the renter can scan it and pay you directly, into your own account.

An empty room shows as empty. That matters more than it sounds: a room nobody is chasing is rent nobody is collecting.

How to add electricity and water, and keep agreements on time

Type the meter reading and the rate, and MJX Rent works out the electricity or water charge and adds it to the renter’s account. There is no separate sheet for bills and no arithmetic at the door. The deposit sits on the same record, so the amount to return when a renter leaves is not a matter of memory.

Rent agreements and renters’ papers stay with each renter’s record, and MJX Rent shows which agreements end in the next 30 days. A renewal becomes a conversation you plan, not a surprise you find in a drawer.
